Question: Can you tell me if I should purchase the house or not. Or if I am getting a good deal?
Answer: Sorry, but no. The law actually prohibits me from giving out advice such as this. However, I will give you an objective report on the current condition of the home which will be one tool for you to make a more informed decision.
Question: Can I attend the inspection?
Answer: Yes, in fact I highly encourage that you attend if not all than at least the very end of the inspection where I can review the defects found and discuss any questions you might have.
Question: How long does an inspection take?
Answer: Most inspections take about 3 to 3.5 hours. But it could take more or less time depending on the condition and complexity of the home.
Question: How much does a home inspection cost?
Answer: Home Inspectors have different rates. Make sure you are comparing apples to apples and not to lemons. Some inspectors only spend 30-40 minutes at the home and then present you with 4 pages of checked boxes. My typical inspection lasts 3 to 4 hours and you will receive a fully written report with annotated photos. The cost of the inspection is a fraction of the cost of the house and can more than pay for itself with seller/buyer negotiations and builder warranty repairs.
Question: Do I have to hire an inspector or should I just hire multiple trades people (i.e. plumber, electrician, roofer, HVAC contractor, etc…) to come inspect the house?
Answer: You could, however this would be a very expensive proposition and trying to coordinate all the individuals would be very challenging.
Question: Will you perform or bid on the repairs listed in the inspection report?
Answer: Although I am a very experienced and qualified contractor I will not perform work on the home. This is too much of a conflict of interest and I want you to be confident that you are receiving an honest and unbiased opinion on the true condition of the home.
